Successful staging is using marketing and decorating techniques to create an environment that buyers want. When you put your house on the market, it becomes a commodity or product. It must be packaged for it to successfully sell. The “packaging” element is the beginning. We want to create an emotional connection throughout the house so the buyers feel at home. This requires a combination of things…
First Impressions – We will do a walk through room-by-room and take note of our first impressions. What grabs, what glares, and what is positive.
Eliminating Clutter – We will start packing away a variety of personal items in order to de-personalize and create a more appealing open and spacious feel. Prospective buyers need to be able to imagine their furnishings in the current space and they need to get a feeling for storing their own belongings, so all closets must be orderly.
Lighten Up – Focus on light and color, we'll make each room a bright and inviting space that buyers can respond to. Finding the natural focal points, we'll emphasize what is positive about a room and downplay any negative aspects.
Odors/Cleaning/Repairs – The “dirty work” is sometimes overlooked. Let’s remove the opportunity for buyers to create a mental “repair list” by seeing to all reasonable repairs and present a clean and tidy home.
Emotional Connection Points – We will focus our strategy to create the "ahh" and “wow” factors that will seduce buyers to ultimately buy your home.
HOME CARE
By investing in professional home care, whether seasonal or annual, you're protecting your investment through observation and maintenance during your absence. There are a variety of services that can be customized for each client. You'll also add to your enjoyment by arriving to your home and not have to deal with the inevitable problems that can and will arise.
Services:
Visual inspection of walls, ceilings and floors
Adjust and set air conditioners, furnaces and water mains.
Run water through all taps, toilets and faucets - check for leaks
Check interior and exterior lights on/off - Replace bulbs as needed
Check refridgerators/freezers – ice machines and water filters
Secure all windows and doors
Test smoke detectors and security systems
Inspect home after storms
Supervise housekeeping
Schedule landscapers, pool services, carpet cleaners
Start automobiles
Arrival/Departure Services
Before your arrival your home will be thoroughly cleaned. Includes all beds made, other linens prepared, outdoor furniture set up.
After departure your home will be completely cleaned. Refrigerator cleaned out. All bed linens removed, laundered and beds remade, Towels laundered re-hung or put away. Patio furniture washed - covered or put away.
Moving & organization
Moving can be a daunting process, but a professional onboard can make it easier and faster.
Preparation: Black permanent markers, clean newsprint paper for wrapping, plenty of small and medium size boxes – remember the larger the box the heavier the box.
Purge: Go through your closets and drawers get rid of things you no longer use, need, wear or like.
Recycle . Shred . Give Away . Donate
Clean: Make sure that what you’re packing – whether clothing, dishes, towels, sheets, bedding – are clean so that when you unpack everything can go into the new designated closet.
Organize: Mark the boxes on two sides, designating which rooms and what’s inside. This helps not only you but the movers as well.
Packing: Try to pack “Like with Like” – it will save you hours of opening the wrong boxes searching…

Type: sweaters, ski clothes, shoes, books, holiday decorations, you get the idea…
For Whom: kids toys, dog & cat stuff
By Room: Kitchen – pots & pans, TV room – electronics, Linen closet - towels
Storing Art: You may not want to hang or place your art right away, so before you box it take a photo, print it out, tape it to the exterior of the box. Now you can store it in the garage, basement or attic until you’re ready to display it. It will be easy to find and you won’t be guessing what item is in which box.
